How this is calculated
Latest trailing 3-month median of strata, single-unit resales. Change compares all resales in the latest dataset-wide 12-month window with the preceding 12 months; each period needs at least 12 sales.
Only strata, single-unit resales are included. Each displayed PSF is the direct median of transactions in the trailing three calendar months. Year-on-year change compares direct transaction medians in two adjacent 12-month windows, so busy and quiet months receive weight according to their actual number of caveats.
Sparklines show the shape of each district’s published trailing 3-month median over the last 12 months, scaled to its own range — read them for direction, not for comparison between districts.

How the screener matches projects
A size filter matches a project that has ever transacted a unit in that range — not one whose every unit falls inside it — because a development offering both 500 and 1,500 sqft homes genuinely answers a search for 1,000. Sizes come from single-unit sales only: a bulk deal’s floor area covers several units at once, so it is not the size of anything a buyer can purchase.
A budget filter uses single-unit resales in the latest 12 months. When size and budget are both set, the same recent transaction must satisfy both—the site does not combine a cheap small unit with a separate large layout.
Distances are straight-line from URA’s coordinates to the nearest station exit, not walking routes, and the primary-school ring is the 1 km MOE registration distance. Projects URA publishes no coordinates for cannot be placed, so any distance filter sets them aside and says how many.
